| Up-front Sellers Reports a Step Nearer for Home-Owners | |
![]() Neil Angel Solicitors, Charles Lucas and Marshall are closely watching the progress of a parliamentary bill which could make it mandatory for owners to provide a Home Condition Report when selling their home. The bill has just gone through its second reading in parliament. A further reading, formal approval from the House of Commons and the House of Lords would have to take place before it becomes statute. In the meantime results of a government pilot scheme guaging reaction to the concept have just been announced, with largely positive comments from buyers, sellers and estate agents consulted. Neil Angel, from CLM’s residential property team, commented: “To a certain extent we would expect comments regarding the pilot scheme to be positive. The bill still has a long way to go yet but we are monitoring it and will keep all our clients informed.” The Home Condition Report is an important part of the government’s Home Information Pack proposals. The report is drawn up to provide objective information about the condition of a property before it can be marketed. The government is hoping to reduce incidences of home sales collapsing or being delayed due to problems with the condition of the property only coming to light late in the transaction after terms have been agreed.
